You'll get actual numbers from me ... not projected. I use the industry standard for expenses (32 to 40%). The seller's expenses may be lower, but the buyer will probably have additional costs. This also gives a more accurate cap rate.

With the current financing situation, people who once were able to buy homes, can't find loans now. If you bring homes into a park and hold the notes, you can offer affordable housing to renters. I'll help you sell the notes if you want to cash out.

"Flip" a park. Buy it, fill it up, fix it up and sell it.

Need financing? I'll help you get the best possible interest rate and terms for your loan. With an accepted offer, I'll provide a list of lenders. Yes, it's tougher now and lending has tightened up. Most lenders will want a minimum of 20% down. 30% will get you a lower interest rate. A 15 year mortgage probably will get you a lower interest rate than 30 years. Many lenders will not count the income generated from park owned homes. They'll only use the lot rental income for qualification purposes.
